400 Nugget Avenue, Toronto, ON

The 630,000 sf building is occupied by a global online retailer under a new long-term lease. In addition to the building's rooftop solar array, interior improvements, and upgrades to building facilities and systems were completed by the landlord and the tenant, and have transformed this building into a state-of-the-art 'last mile' distribution facility. The asset now remains as a long-term core holding in a pension fund’s portfolio.

This 25-storey class AAA office tower comprises of over 550,000 sf office space and a 350,000 sf Simon Fraser University campus, and when built, was the recipient of the MIPIM International Mixed-Use Development of the Year. Blackwood has implemented successful leasing strategy to maintain 100% occupancy for over nine years. The property is BOMA BEST Gold Certified, and won the 2015 BOMA BC's Outstanding Building of the Year (TOBY) Award.
